Curious how other property investors are feeling right now? The Follio Sentiment Index is our monthly snapshot of property investor sentiment across Australia. Each month we ask investors in our community how confident they feel, whether they plan to buy in the next 12 months, and what’s on their mind, from access to finance and cash flow to interest rates. We then break the results down by state and portfolio size, so you can see how first-time buyers compare with investors who already own two or more properties, and how sentiment in WA, NSW, VIC and QLD is shifting month to month. It’s a clear, plain-English read on investor confidence in the Australian property market, built from survey responses rather than headlines. Whether you’re planning your first investment property or weighing up your next purchase, it’s a useful way to sense-check your thinking against what other investors are seeing. Key findings
- Investor confidence hit 7.46 out of 10, the highest average since the survey began in February 2026.
- 77% of respondents intend to buy an investment property in the next 12 months.
- “Nothing concerns me” was the top response at 37%, the first time a no-concern answer has led the survey.
- Access to finance (23%) and cash flow (21%) remain the main genuine concerns.
- Interest rates (10%) and falling prices (9%) recorded their lowest readings in the dataset.

How the Follio Sentiment Index works
The Follio Sentiment Index is Follio’s own research, based on questions we ask our audience each month since February 2026. Each survey measures three things:
- Confidence: how confident investors feel about the property market, scored out of 10
- Buy intent: whether they plan to buy an investment property in the next 12 months
- Concerns: their biggest concern, from access to finance, cash flow, interest rates and falling prices, or nothing at all
Results are reported nationally, by state (WA, NSW, VIC and QLD) and by portfolio size.
From February to July 2026, respondents were drawn from the broader Follio Property Podcast audience. From August 2026, respondents are investors who have completed a qualification call with Follio. This group is more actively engaged in investing, which likely contributes to higher buy intent readings from August onward.
